Transfer Process Information

We check with the resort to find out if there are any outstanding fees and if they charge any fees for transfer of the timeshare. We request an “estoppel” which is a certificate or letter from the resort that outlines the exact status of the timeshare property. It explains any maintenance fees pending, as well as the rules or restrictions on how the timeshare may be used. All fees will be up to date before the transfer process is started, and until transfer is complete. We will contact the resort and get all necessary documents and transfer procedures to conduct the transfer of ownership.

Step 2:

We will then collect all the necessary information from the new owner, such as; name(s), address, contact number, email address, and any other needed information requested by the resort.

Step 3:

We will then create a contract agreement. It will include details about the weeks in which the timeshare is available. Whether those weeks are fixed or floating, interest information, who is responsible for maintenance fees, and any other relevant terms of the sale.

Step 4:

We will fill out a membership transfer application, if required by the resort, before continuing with any legal paperwork.

Step 5:

We will contact the county clerk in the county where the timeshare is located to get the information needed for the new deed.

Step 6:

We will create a new deed with the new owner(s) information to record to the county.

Step 7:

We will submit the new original notarized deed to the county clerk’s office, along with any required recording fees or tax fees.

Step 8:

We will submit a copy of the recorded deed to the resort or timeshare management company along with all necessary transfer documents and any transfer fees required from the resort. Documents sent to the resort includes:

  • Cover Letter
  • Purchase Contract
  • Purchaser Contact Information
  • New Recorded Deed
  • Copy of ID and Social Security numbers
  • Detail of the resort
  • Who has the rights and responsibilities of maintenance fees
